Listing Marketing Plan

GOAL: To sell your home for as much as possible, in a time frame that is acceptable to you.

​     Unfortunately, most Realtors will just place the home on the MLS, put a sign in the yard and pray that a qualified buyer will come along. That simply isn't good enough.
     Once we determine your goals we craft an action plan, designed for you, that will chart our course and keep us on track.
     Action Plan Overview: We utilize a variety of proven techniques, strategies and programs that will give your home maximum exposure.
Take Professional Photos - A picture is worth a thousand words; we want to be sure to put our best foot forward. Photos can make or break a Listing. If the home doesn't shine in the pictures, it will be passed up by most Buyers and their Agents.

MLS - You may already know, the Multiple Listing Service is a tool that Realtors use to search for homes. Placing homes in this database is reserved for Realtors.

Syndication - Once in the MLS, your home will automatically propagate onto popular national websites, such as Zillow, Trulia, Homes.com, Realtor.com and hundreds more.

Video Tours - Now, more than ever, are video tours beneficial. It allows us to showcase your home to potential buyers, even among the Covid-19 Crisis.

Cast a Wide, Deep Net - By casting a wide net we are able to get more eyes on your property. While wide nets are good, our nets go deep. This means that we use target marketing and proven strategies on various platforms to capture the attention of the 'Ideal' Buyer (interested and qualified).

Social Media - Social Media is great way to advertise properties (Facebook, Instagram, Craigslist, YouTube, Pinterest, etc.). When we say social media, we mean more than just a few aimless posts. We strategize, reaching your ideal buyer with both paid and organic posts and discussions. We have a proven track record of excellent exposure. Marketing is our specialty and passion.

Facebook - Create a Facebook page for your home. People love a story; They'll have to love your home, of course, but a good story is often what it takes to seal the deal. We share your home and your page with relevant Facebook Groups and targeted ads.

Landing Page - When you list with us, your property will get it's own landing page. This link is shareable and searchable. It shows the great pictures and video tours we have taken and highlights your home's features.
What you love about your home will likely be similar to what your Buyer loves about it. Our landing pages have lead capture so we can follow up and see when they'd like to view the home.

Utilize the Power of EXP - EXP Realty is an International Brokerage. This forms a solid network. When working with buyers, we support and try show each other's listings first. This means your home will be showcased among EXP Agents nation wide.

Online Open Houses - Covid has spurred us to think outside the box. Online Open houses are a popular and safe alterative (or addition) to traditional Open Houses. When properly marketed, Online Open Houses can have a national reach and the video is forever preserved to be re-marketed.

More than just an Open House - A week or so before, we advertise the Open House to neighbors, other Agents and potential Buyers.
If he situation allows, we often like to make this more of an 'event'. We have weeknight previews and open it up on the weekends. We like to capture the attendees information so we can easily follow up and ask for feedback.

Constant Communication - We guide you through the entire listing process. Moving itself, can be a daunting task. Sellers don't need the additional stress of a sale. Even though emotions can crop up,
we are a 'no drama' Listing Specialist. You'll be updated with status and feedback, Always 'in the loop'. Our MO is a seamless transaction, where all sides of the deal win (both the buyer and the sellers).
